Basement ADU in Saugus, MA
Many North Shore homes have a full basement that could become an ADU. To be a legal unit it has to be dry, have proper egress and ceiling height, and meet fire separation rules. We connect you with independent local builders who can tell you whether yours qualifies and quote the work.

From idea to move-in
- Moisture first. Any water or humidity problem is fixed before finishing. Living space over an unresolved leak is a mold problem waiting to happen.
- Egress and separation. Plans for a code-compliant entrance and emergency escape openings, and fire separation from the main house.
- Permits. Building, electrical, plumbing and, where needed, gas permits.
- Finish and inspect. Framing, insulation, kitchen and bath, then final inspections.

Why the 2025 ADU law matters
Since February 2025, Massachusetts allows one ADU per lot by right in single-family zoning, up to the smaller of 900 sq ft or half the main house. Towns can still apply reasonable local rules.

Basement ADUs in Saugus: questions
Does Saugus have its own ADU rules?
Saugus can apply reasonable local rules such as site plan review, setbacks, height and dimensional limits, and short-term rental restrictions, but under state law it cannot require a special permit, owner occupancy, or a family relationship for a protected ADU. Ask the Saugus building or planning department for its current zoning bylaw.
My Saugus house is on septic. Can I still add an ADU?
Possibly, but Title 5 still applies. Adding bedrooms can change the design flow your septic system must handle. MassDEP has published Title 5 guidance specifically for ADUs; your designer and the local Board of Health can tell you what is needed.
Does a basement ADU count toward the size cap?
Under state rules a protected ADU can be no larger than half the gross floor area of the main house or 900 square feet, whichever is smaller.
What about radon?
Basements are where radon concentrates. The EPA recommends testing; ask your builder about testing before and after.
